NY: TODO — exact required wording
1–4 units, not every NYC product
The programs on this site are built around 1–4 unit residential property: houses, condos, and small multifamily. Many non-QM and DSCR investors want an LLC on title. That can work when the entity papers are in order and the members guarantee as the lender requires.
Co-ops are different. You are buying shares and a proprietary lease, not a deed the way a condo works. If the building is a co-op, say so immediately. We would rather stop early than run a file that the investor will not take.
City vs. the rest of the state
The license covers New York State. Property review is local. A 2–4 family in Brooklyn, a condo in Westchester, and a 1–4 unit upstate each come with different taxes, insurance, and HOA or co-op packages. We ask for the address first for that reason.
Self-employed New York borrowers
If the 1040 is not the whole story, start with bank statement loans. If the property is the investment and you want rent to carry qualifying, use DSCR. New York advertising and disclosure rules are stricter than many states; we keep rates and payments off this website on purpose.
This is not a commitment to lend. All loans subject to credit approval, underwriting guidelines and property eligibility. Programs and guidelines are subject to change without notice. Liberty Group Funding, Inc. is a mortgage broker and does not make loans directly.
